River Oaks will be a vibrant mix of residential, retail and commercial offices that will generate a great new neighborhood and re-energize the larger area.
Our Plan Will Include:
The Residences
- There will be 210 residential units:
- 12 three or four-bedroom upscale single-family homes, each with up to 3,500 square feet of living space;
- 12 three-bedroom townhome-style units ideal for “empty nesters,” each with 3,000 square feet of space;
- 46 two-bedroom townhome-style “Live/Work” units, each with 1,500 square feet of space; and
- 140 two-bedroom units above retail space, each with up to 1,500 square feet of living space.

The Retail Space
There will be multiple mixed-use buildings. Some of the buildings will have street-level shops with residential units on the upper floor.
A Target store is proposed as the anchor tenant that will provide a shopping destination and in the process help boost the business of other retailers in Simsbury River Oaks and beyond. Its exterior will be architecturally designed to give it a human and pedestrian scale. It will be lined by smaller retail stores, offices and an inn.
The Offices
There will be nine office buildings, each offering various sized suites. This will include an inn/training facility on the eastern side of the site overlooking the pavilion, pond and the Farmington River Greenway.
One of the primary offices at the Old Meadow Plains Road entrance to Simsbury River Oaks is proposed to be a medical office affiliated with Saint Francis Hospital and Medical Center. |
